Case Study: Northminster - Clementhorpe Maltings, York
In the latter half of the 19th century, the railways brought York into the industrial age. The rail revolution enabled the easy movement of people and goods to and from York, attracting entrepreneurs and business men to the city. York became a home to many industries, among them confectionery and flour milling.
Clementhorpe Maltings is an important survivor of the industrial landscape of York. Believed to have been constructed in the late 19th century, the building was once home to the Tadcaster Tower Brewery Company. The company owned 280 pubs and off licences across the region. They purchased the property in 1903 and it was used as a malting house until the late 1950s. This beautiful Grade II Listed building then remained disused and vacant.
In 2015 Northminster, a York based property and investment company, acquired the building which still housed much of its original and now rare malting machinery. They undertook a major renovation, carefully refurbishing it to create 6 high quality 2 & 3-bedroom residential units. Many original features have been retained and incorporated including timber trusses, the malt bin doors, and Victorian cast columns.
The conversion features a striking 20ft high 3 storey entrance atrium which houses the original working machinery including the Nalder & Nalder seed dressing machine, bucket lift elevator, steep, grain hopper and ‘taking in’ door winch machinery, all arranged over the original quarry tile floor. The atrium provides access to the units, as does a southern entrance which retains the original H. J. H. King furnace. This early King furnace is believed to be the only one of its kind to survive.
The heritage of the building was always of great importance to Northminster. They have gone to great lengths to respect its historic industrial past and retain its uniqueness yet have created 6 stunning contemporary homes.
We were delighted to be chosen for the full bathroom & kitchen sink specification. Reach washbasins and toilets were used across the development, along with Strayt brassware, Skyline shower enclosures and Spacio baths. In the 3-bedroom properties, our Terrace range was also used along with Moxie Bluetooth showering.
The development has been awarded the winner of RICS Grand Final Residential Award 2017 along with the winner of the Residential and Building Conservation categories of the RICS Yorkshire & Humber Awards, along with winner of the Best Creative Reuse of an Industrial Building of the Association of Industrial Archaeology Awards. The development was shortlisted for a RIBA Award and has been further shortlisted for an Historic England Angel Award.
